On July 14, 2021 the DRB heard an application for two boundary line adjustments (BLA).

The BLA proposed for 347 Browns Trace Road (Dead Pine, LLC) to acquire a total of 0.54 acres of land from two abutting properties that include parcels 353 & 359 Browns Trace Road in Jericho, Vermont. The majority of the land transferred to 347 Browns Trace Road will be from 359 Browns Trace Road, owned by Matthew Wheeler & Regina Limoge, totaling 0.53 acres. The remaining 0.01 acres of land to be transferred will come from 353 Browns Trace Road, owned by Kimberleigh & Christopher Cleary. All parcels as proposed in this Application meet the Town’s dimensional standards.

At the request of the Town, two separate application forms are included as the Applicant proposes a BLA that affects two separate parcels.

The subject parcels are in the Village Center Zoning District (VCTR) and are also located within the Wildlife Road Crossings Natural Resources Overlay District. The VCTR has a minimum lot area requirement of 0.25 acres. Per Section 10.7.1 of the Town of Jericho Land Use and Development Regulations “[i]f the total acreage transferred as a result of a boundary adjustment exceeds the minimum lot size in the district in which the property is located, the boundary adjustment shall be treated as a minor subdivision.” Therefore this application is formally recognized as a minor subdivision, but for all intents and purposes will pursue this approval as if pursuing a Boundary Line Adjustment as recommended by the Town.
