The DRB holds a "hybrid" remote and in person meeting format.


The Development Review Board is primarily responsible for reviewing development proposals, which include conditional uses, site plans, subdivisions, appeals of administrative decisions, and requests for waivers and variances.


Applications and checklists for the DRB are available to view and download on the Town Documents page under Zoning/Development Applications.


Planning and Zoning Documents, such as the Land Use Regulations, Zoning Map, the Town Plan and Public Works Specs are available to view and download

Minutes of DRB meetings are posted online once approved. The Minutes from 2018 to present are posted on this web page. Copies of all previous Minutes are available in the Town Clerks office. Agendas will be posted as hearing applications are approved.


Warnings for the Development Review Board are publicly posted at least 15 days prior to the hearing; we will add them to the website as close to that timeline as possible.

Warnings will be posted on or at the following: the Jericho Post Office, the Jericho Market, the Jericho Town Hall, on this web page and on the project site.

    On August 25, 2021, the DRB heard a request by Bolger Hill LLC, C.F. Trust & Bolger Hill Farm to re-approve a conditional use review approval. This property is located at 12 Old Orchard Lane which is in the Low-Density Residential and Forestry Zoning Districts.

    At a meeting of the Jericho Development Review Board held on May 27, 2020, the Board heard a request for Conditional Use and Site Plan review to amend a previously approved building envelope. This property is located at 12 Old Orchard Lane which is in the Low Density Residential and Forestry Zoning District.

    On August 25, 2021, the DRB heard an application from Joshua & Rebecca Benes for a sketch plan review for a proposed two lot subdivision. This property is located at 49 Orr Road which is in the Low Density Residential Zone District .

    The Peter E. Benes Life Estate owns an existing 10.1± acre residential parcel located at 49 Orr Road in Jericho, Vermont. His son and daughter-in-law are proposing to subdivide the property to create one (1) new 3.1± acre parcel (Lot 1) that will be improved with a 4-bedroom single-family residence, which will be served by an on-site mound wastewater system and provided water by an on-site drilled well.

    The remaining land (Lot 2) will be 7.0± acres and will include the existing single-family residence and accessory dwelling that will continue to be served by the existing in-ground wastewater system and provided water by the existing on-site drilled well. In accordance with the State of Vermont, Agency of Natural Resources, Environmental Protection Rules (EPRs), Chapter 1 “Wastewater System and Potable Water Supply Rules”, a replacement wastewater disposal system area suitable for a mound-type system has been identified for Lot 2.

    The subject property is located primarily in the Low Density Residential (LDR) zoning district, with a minor portion along Orr Road located in the Village (VIL) zoning district. Proposed Lot 1 will be located within the LDR and the VIL zoning districts. The proposed development will only occur in the LDR district; in accordance with Section 3.4 of the Jericho Land Use and Development Regulations, the Lot 1 development will adhere to the use and dimensional standards of the LDR district.

    The proposed building type is a 4-bedroom single-family residence, potentially with accessory structure(s) such as a barn, and/or shed. Due to the existing open area with the property, only a small amount of new clearing is necessary. The existing driveway access to Orr Road will remain as a shared drive with no new curb cut required.

    The natural terrain is gently sloping, with the majority of Lot 1 consisting of slopes less than 5%, draining generally to the north-west. Proposed Lot 1 includes some Statewide agricultural soils, while Lot 2 does not contain any agricultural soils. Wetlands were delineated by Dori Barton of Arrowwood Environmental, and their associated buffers are shown on the Sketch Plan. All proposed development including the proposed building envelope are outside of the wetlands and associated buffers.

    At a meeting of the Jericho Development Review Board held on July 14, 2021, the Board heard a request from Hugh Griffiths, Matthew Wheeler, Regina Limoge, and Kimberleigh and Christopher Cleary for a Boundary Line Adjustment. The properties are located at 347, 353 & 359 Browns Trace which is in the Village Center Zoning Districts.
